Cards, DataCrédito, loans and mortgage

Banks, Nequi, and cash withdrawals are in Finance. This page is credit: how local history appears, which products foreigners actually get, and why mortgages are often cash deals.

Short version: without a cédula de extranjería and a local trail you get almost nothing. Foreign FICO/Experian is not substituted for DataCrédito. Tourist / short V — almost always denied. Typical plan: 6–18 months of footprint → card → libre inversión → (rarely) hipotecario.

Ladder: from zero to credit

  1. Cédula (visa M/R) + RUT — base. See Visa, RUT.
  2. Account / Nequi / Daviplata + regular activity; utilities and mobile in your name. Finance.
  3. Store card (Éxito, Falabella, Alkosto, etc.) or a small bank cupo — first entry in centrales de riesgo.
  4. Bank credit card — pay una cuota / in full; card rates are high (often 20–30%+ EA).
  5. Crédito de libre inversión / consumo — consumer loan for repairs, gear, “free purpose”; car loans are a separate product.
  6. Crédito hipotecario — mortgage; hardest product. Many buy property cash.

The same history helps with póliza de arrendamiento (lease guarantee): without a local score, deposits/guarantors cost more. Rentals: Housing.

DataCrédito and TransUnion

Lenders check DataCrédito Experian and TransUnion (former CIFIN). An empty file = “unknown risk” even with a perfect home-country score.

  • Check your report: midatacredito.com (needs CE).
  • A “workable” score for normal products is often cited around ~700+, but each bank scores differently.
  • Negatives (mora) linger; before a big application clear arrears and avoid opening many products 1–3 months before a mortgage.

How to build a trail faster

  • Mobile, internet, utilities / lease in your name.
  • Colombian account with salary/regular transfers for 3–6+ months.
  • Store cards: buy in una cuota (one payment); stretching into cuotas without need burns money.
  • Small-limit bank card: use it and pay before the corte / on time.

On a tourist stamp almost nothing builds: visa and cédula first.

What banks usually require

Status

Visa M or R + valid CE. Tourist / short V — almost always denied.

Income

Prefer a local employment contract or cotizaciones (PILA / taxes). Pure remote “Wise only” is not accepted everywhere; freelancers need contracts, invoices, DIAN filings.

Address and trail

Lease / bills in your name, Colombian statements 3–6+ months.

Debt load

For housing, the mortgage payment often must stay under roughly 30–40% of household income (closer to 30–35% with other debts). Verify in the bank offer / MinVivienda.

Cards and libre inversión

First product is often a Bancolombia / Davivienda / Falabella or retail card. Small limit is normal. Always price the full cost: vida / desempleo insurance is often bundled; read the amortización table.

Libre inversión / consumo after 6–12+ months of clean history. Vehicle loans need separate asset review and SOAT/todo riesgo — see Cars & license.

Mortgage (crédito hipotecario)

  • Down payment for foreigners often 30–50% (citizens may see lower; VIS/subsidies are mostly for locals).
  • Term shorter: roughly 10–15 years vs 20–30 for citizens (bank + age; end-of-loan age caps ~70–75).
  • Rates in pesos float; early-2026 expat roundups often cite ~11–16% EA as order of magnitude, not an offer. UVR and COP fixed/variable exist — read the table before signing.
  • Property must pass avalúo; murky deals and odd barrios cut approval odds.
  • Bancolombia / Davivienda / BBVA may work with resident foreigners; Bancolombia’s “vivienda desde el exterior” targets Colombians abroad, not any tourist.

Practice: buying in year one — plan cash or a large down payment. Mortgage is a 1–2 year plan after cédula, a card, and stable cotizaciones.

Cash purchase and bringing funds in

Even at 100% cash you need: estudio de títulos, notary, Oficina de Registro, fees (roughly ~1.5–2.5% — confirm with the notary). Use an independent real-estate lawyer, not the seller’s.

Funds from abroad: converting to COP often needs a Declaración de Cambio (investment registration via intermediary / Banco de la República) — otherwise legal repatriation later gets hard. Confirm with bank/lawyer at closing.

What not to fall for

  • “Mortgage without cédula / passport-only for a fee” — scam. Scams.
  • Promesa de compraventa without title and lien checks.
  • Libre inversión at a “pretty” rate without the payment table and insurance.
  • Large store cuotas without understanding the EA.
